April is the best month to list your home for sale, new report suggests

One of the leading real estate marketplace, Zillow, published a report that found the best time to list your home for sale in the United States. According to them, it is a Thursday during the second half of April. On the flip side, the last two weeks of November are the worst time to sell your property.  

The market report analyzed single-family homes listed for sale in 2019 and 2021. The data collected by Zillow suggests that if a seller lists their home in the second half of April, they can expect to get a better offer on their property. Homes listed for sale during this time can receive 2.8 percent more, or approximately $9,300.  

Spring and summer are known to be the best home shopping seasons. The demand from potential homebuyers is peaking, and new listings are flooding the market. However, this trend was disrupted in the spring of 2020 when the pandemic hit the country. Dan Handy, Zillow's economic data analyst and author of the report, argues that since then, homes have been selling regardless of the season. However, the time of the year still matters if you want to sell your home for the most money. 

In New York City, homes listed for sale in late April get the highest offers. The best day to list a home is Sunday, and the worst is Tuesday. If you are looking to sell your home as fast as possible, it is best to put it on the market in early March because those listings get the most daily views. 

Zillow also divided properties according to their price tier. According to the report, lower-priced homes get the highest offers in late March. Mid-and high-priced listings have the largest price benefit if they appear on the market in late April.
