Hamptons sells its first passive house

The first-ever Hamptons passive house has been sold, The Real Deal reports

The newly built home follows passive building principles that include energy-efficient heating and cooling systems. The sustainable house is located at 7 Candace Drive in East Quogue and was listed for $4.5 million. The property was sold in an off-market deal. 

Passive House is a building standard for residential properties, office and commercial spaces that makes the development more sustainable by reducing its ecological footprint. The building must follow these energy-efficient principles: super-insulated envelopes, airtight construction, high-performance windows, balanced heat, and a minimal space conditioning system. According to The Real Deal, the 7,000-square-foot home features 360-degree poly-iso insulation, energy recovery ventilation, and a solar power supplementation system.

Hamptons passive house has six bedrooms, six full and two half bathrooms, a heated saltwater infinity-edge pool, and an outdoor kitchen with two grills. The property is surrounded by 86 acres of preserve. 

Dr. Wolfgang Feist is one of the pioneers of the passive house system. He built the world’s first passive house in the early nineties. In the interview, Dr. Feist says that those, who want to design a passive house, need to focus on planning and make sure everything functions afterward. 

“Don't let yourself be talked into expensive extras. All Passive House components are available at fair prices today,” said Dr. Wolfgang Feist in the interview to the Passive House Institute. “Investing in a well-planned Passive House isn't much more expensive than investing in an ordinary house. Make sure that the ventilation system is simple and that a certified ventilation unit is used, and insist on high quality fresh air filters for the sake of your health.”
